Relocation is able to provide a comprehensive and above all time saving home search program for corporate companies and their assignees as well as individuals relocating independently to Ulaanbaatar as well as the rest of Mongolia. M.A.D. Relocation will begin the home search process while you are still in your home country, we will initially email you our Ulaanbaatar housing questionnaire for your completion. This allows us to begin to understand what your requirements may be and what you may or may not know about living in Mongolia. On receipt of the completed questionnaire, you will be assigned one of our expert relocation specialist, he or she will be a western expat that has lived in Ulaanbaatar for a long time and is very familiar with the real estate market of Ulaanbaatar. You will both discuss by email your specific requirements and expectations, this will help us determine what are the best possible locations for you within Ulaanbaatar. We will also provide you with a comprehensive overview of the Ulaanbaatar housing market, this will include detailed property examples that may be available within the price range and locations required, this should help you get a better understanding of what you can expect before you arrive. Once we have established your exact needs and requirements, the M.A.D. Relocation team will then carry out an extensive search of the Ulaanbaatar property market, this will be done in partnership with the best real estate agents on the ground. A week before your arrival, M.A.D. will send you a full and detailed itinerary of your proposed initial property visit, this file will contain information about each property that we plan to show you as well as general information about the area in which the properties are located. Once you have received and reviewed the file, we will discuss it together and make sure that you are happy with the planned program, once it is all set, we will start contacting the landlords and real estate agents to make the appointments. Our local knowledge of Ulaanbaatar enables us to provide our clients with invaluable advice on suitable areas and local amenities. We will tailor our services to your needs, making your moving experience as enjoyable as possible. We follow stringent home search processes to ensure that you constantly receive the best service and quality.
Upon arrival in Ulaanbaatar, you will be met by our resident expat relocation expert who will take you to the Zaisan hill viewpoint and start the day with a comprehensive briefing about the day ahead and the current state of the Ulaanbaatar real estate market. Our resident expat relocation expert will also bring along a Mongolian assistant that will assist in the organisation of the visits and make sure all visits go well. The M.A.D. Relocation Home Search process follows this basic process:
- Initial real estate briefing (about 15 to 20 mins) by your expat specialist, usually carried out on Zaisan Hill.
- Walk through of the day’s timetable.
- Initial visit of available properties, a detailed information sheet is given for each property.
- End of day / visit debrief by your expat specialist. Preparation of secondary visits, time and location arrangements.
- Landlords / agents informed of outcome of visits.
- Secondary visit of all chosen properties followed by an end of day / visit debrief.
- Upon decision of assignees, negotiation of terms, rent etc.. with agent and / or landlord.
- Lease review and negotiation until all sides approved and signed.
- Create detailed property inventory followed by checks from all parties.
- Final debrief, we will also provide area information including names of local doctors, dentists etc…
- 3 months of free tenancy management and emergency hot line following signature of lease
The full home search service is charged at the equivalent rate 500USD in Mongolian National Togrug. This includes the following:

- We always strive to make sure that all your visits are carried out with a western expat expert, if for some reason one of our expat experts is not available, you will be assigned to one of our Mongolian experts.
- In an effort to maintain high levels of quality and service throughout, we regret to say that it is not yet possible to arrange for un-accompanied home search visits.
- The standard home search package is designed for 2 adults and 1 child. Extra fees are applicable for additional people that wish to take part.
- Children under 16 are welcome to join us during the visit, above that age, they are registered as an adult and may be liable to extra charges due to increased transportation costs.
- The full service fee is payable prior to the start of the home search.
- The full service fee does not include lunch, coffee or snacks during the visits.
- The full service fee excludes the applicable rate of VAT (10%).
- A standard home search package is for one and a half day of property visits (usually around 12 to 15 properties visited).
