M.A.D. Property Management is all about making sure that both your tenant and your property remain happy and in excellent condition.

As a growing number of foreign investors into the Mongolian Property market do not actually reside in Ulaanbaatar, they often need a reliable company on the ground to take care of the mondaine tasks associated with managing a property in Mongolia that prove to be essential for their investments to make sense and their tenants to remain satisfied.

M.A.D. provides foreign property owners in Ulaanbaatar with a comprehensive set of property management service that can be entirely tailor made to meet the needs of our clients. Every quarter, M.A.D. sends our clients a detailed property management report that gives the clients a good opportunity to keep an eye on the state of affairs of their Ulaanbaatar property. This report contains all relevant information about both the landlords and tenants, the time remaining on the lease, recent data about property condition, recommended actions as well as all finances (revenues and expenditure) relevant to the property.

While we are able to provide additional traditional property management services such as rent collection or advertising your property to a wide variety of medium, we feel that those services are becoming less and less essential as landlords are able to achieve those services by themselves. We thus concentrate on those services that are harder to achieve from abroad and add real value to your property.

The full services package is exclusive of all costs that may be associated with the services such as salaries for cleaners and cost of utilities.

1 - Utilities Set-up & Payments

Paying your monthly utilities and presenting you with an itimized bill.

For those tenants that have recently relocated to Ulaanbaatar, working out how to install the various utilities such as Television, Internet, phone, water and electricity is not that easy. We assist tenants in going through that process by giving them well set out and managed choices and then making sure it all gets installed when required.

Paying property utilities in Mongolia is not particularly complicated but it is important to know how it works and be able to do it every month and thus avoid penalty fines. We have been doing this service for over 5 years and have become extremely capable in getting it done.

2 - Tenant's Emergency hot-line

Making sure that in case of an emergency your tenants have a number to call on.

Dealing with a plumbing or electrical emergency in the middle of the night in a foreign country is never easy. When the plumbing breaks at 2am on a winter’s night, who can you call?

We maintain excellent relationships with a number of tradespeople in Ulaanbaatar who are able to come to your aid at a moment’s notice, day or night.

3 - Managing Accounts & Finances

Sending you monthly reports of the financial status of your investment in Mongolia.

M.A.D. will send you a monthly itemized notice detailing all the income and expenses linked to your property in Ulaanbaatar. If needed we will collect rent and make payments on your behalf to suppliers to make sure that all is in order with your property.

This allows property owners and investors to have a real financial breakdown of the revenues and expenses generated by their investment property and thus understand its real return on investment.

4 - M.A.D. Cleaning Services

Keeping your Ulaanbaatar property clean and tidy at all times.

M.A.D. maintains a team of cleaners on its staff that can be contracted out to clean property either on a regular basis or on a case by case basis.We select our maids by trying them out for a while, making sure they are punctual and hard working as well as honest.

The cleaning service itself is charged at a separate rate, the property management package includes the arrangement of the service as well as warning the tenant of the arrival of the cleaning crew and changing schedules if inconvenient.
